We will be fully involved in the lease negotiation, property review, snag list preparation, follow-up with agent / landlord to ensure works are completed, property move-in inspection, taking pictures, and complete handover report because we are here to make the administrative steps easier and make sure all the points are checked when moving to your home.

For all curricula except Indian, Pakistani and Japanese, school schools begin in September (or last week in August) and ends in June or July. For Indian, Pakistani and Japanese curriculum schools, the academic year is from April to March.

A refundable security deposit of 5% of the annual rent will be expected to be paid on Landlords acceptance of Tenants offer to lease. This security deposit which is held by the Landlord and returned at the end of the term dependant on the condition of the property. You will need to pay your rent up front for the period of lease in the way of postdated cheques depending on the terms of your agreement. Other costs will include 5% of the annual rent payable to the agency for commission plus 5% VAT. You will also need to budget for the deposits required to be paid for connecting your utilities such as water, electricity, televisions etc. 5% VAT is payable on services provided and will be incurred on utility charges.

Work visa. Although the UAE government does not state an advised time for processing a Dubai work visa, it suggests that it is often between two and seven working days for the 12 entry permit. This will allow you to enter the country and live in the city for two months, while the remaining procedure continues.

As per the law, you have 30 days’ grace period after visa cancellation to either leave the country or get another valid visa. Overstaying beyond this period will attract fines and penalties.

The certificate/documents for attestation should be submitted to the Embassy/Consulate along with a photocopy of the certificate/document and a copy of his/her passport. The original passport should be presented for verification and return. Normally, the process can be completed in 08 to 10 days. However, there may be delays due to unforeseen circumstances at home country or courier.
